Head leasing – A win-win for property owners
Head leasing is a simple, secure way for property owners to contribute to housing solutions while enjoying a steady rental income.
We enter into a lease agreement with you, then sublet the property to a tenant in need – managing the tenancy end-to-end.
Benefits include:
Fair market rent, paid monthly to you in advance.
Non-rent charges (water, tenant responsible maintenance) paid to you directly.
No commission or agent fees.
Full bond paid by NRH.
Tenants carefully vetted through thorough selection processes.
Regular property inspections and proactive maintenance.
Property is returned to you in its original condition (less fair wear and tear).
Experienced staff ensuring tenancies are professionally managed in line with NSW legislation.
Access to our trusted network of local licensed trades, ideal for owners residing outside the area.
If your development includes affordable housing under NSW Government policy, NRH can help you maximise its value.
Government incentives are available to developers who integrate affordable housing into their projects. By partnering with NRH early in the process, you can ensure compliance, streamline management and deliver high-quality homes that meet community needs.
We can:
Support you during the development application process.
Ensure applicant eligibility and manage all tenancy agreements.
Oversee marketing, bonds, rent collection, and dispute resolution.
Conduct inspections, manage maintenance, and pursue unpaid monies.
Provide ongoing property management for the required term – or longer if desired.
NRH works in partnership with a range of community-based support services to ensure people in our region can access and maintain safe, appropriate housing.
Through these partnerships, we provide expert tenancy and property management, while our partner organisations deliver specialist support and case management to their clients.
When a client is nominated by a Specialist Homeslessness Service (SHS) as needing housing support:
They move into temporary or transitional housing managed by NRH.
They receive tailored case management and wraparound support from the SHS.
Together, NRH and the SHS develop an exit plan to help the client secure stable, long-term housing.
Each partnership is designed to promote housing stability and independence, ensuring clients can sustain their tenancy and thrive in the community.

Other partnership programs
Transitional Housing: Short term housing managed by NRH in collaboration with specialist homelessness services, providing a temporary solution for individuals and families experiencing homelessness – whether they’re sleeping rough, fleeing violence, or facing unstable circumstances. Unlike emergency shelters, these homes typically range from 3-18 months offering stability and support while people work towards more permanent options.
Together Home Program: A NSW Government initiative delivered in partnership by NRH and Momentum Collective, offering secure housing and intensive support for people facing severe housing insecurity and homelessness. This program is based on the Housing First Principle, which provides clients with an opportunity to have a safe and stable place to live so that they can get the support they need to help them address their other needs.
While the program is now closed to new applications, it remains an example of our flexible, outcomes focused approach, working collaboratively to break the cycle of homelessness.
