Specialist Disability Accommodation (SDA)

What is SDA?

Specialist Disability Accommodation (SDA) is a range of housing options tailored for people with disabilities who require significant support. SDA homes are designed to be accessible and safe, featuring modifications that cater to the specific needs of residents.

This type of accommodation is part of the National Disability Insurance Scheme (NDIS) and aims to enhance the quality of life for individuals with disabilities by providing suitable living environments.

Who is eligible for SDA?

SDA is for NDIS participants who have SDA funding approved in their plan.

To be considered for SDA, you must:

  • Be an NDIS participant with SDA funding in your plan.
  • If you do not have SDA funding, unfortunately you cannot be considered for SDA housing.

If you think you may need SDA, but it isn’t yet in your NDIS plan, speak to your Support Coordinator or NDIS Planner about how to apply (the NDIS is responsible for assessing and approving SDA funding).

SDA design categories

SDA housing comes in four design categories, each built to meet different needs:

 

Category Purpose
Improved Livability (IL) For people with sensory, intellectual, or cognitive impairment. Features include clear layouts, good lighting and wayfinding support.
Fully Accessible (FA)

For people with significant physical impairment.

Homes are fully wheelchair accessible.

Robust (R) Stronger and safer housing designed for people with complex or challenging behaviours.
High Physical Support (HPS) For people who require a very high level of support. Includes features like ceiling hoists, assistive technology and backup power.
What SDA covers (and what it doesn’t)

SDA covers the specialist design and build (if applicable) of the home, plus its maintenance.

SDA does not cover day to day support needs. These are funded separately through Supported Independent Living (SIL) or other NDIS supports.

Tenants still contribute a reasonable rent contribution and normal living costs such as utilities, food and internet expenses.

How to access SDA Housing

To apply or register your interest in an SDA property with NRH:

  1. Check your NDIS plan – you must have SDA funding approved.
  2. Contact us – we’ll help you understand your options and eligibility.
  3. Provide documentation – such as your NDIS plan, functional assessments, and housing goals.

What are the common features of SDA homes?

SDA homes are modified to suit an individual’s specific needs, though commonly include features such as:

  • Wider doorways, ramps and step-free access.
  • Lowered benchtops, lever taps and other accessible fixtures.
  • Assistive technology and smart home features.
  • Structural provisions for ceiling hoists or other equipment.
  • Layouts that allow easier access for residents and support workers.
Where are NRH’s SDA homes?

We manage a small but growing number of SDA properties across the Northern Rivers region. New homes may be developed based on demand and we work closely with local support providers to ensure wraparound care is available.

What support is available?

While NRH provides and manages the housing, your daily support services come from a provider of your choice. If you don’t have one yet, we can help you connect with support coordinators and local services.
